Owner Onboarding

As Managers, our job is to meet your goals. During the onboarding  process we will establish realistic goals for the management agreement. We'll also gather all the information we need to move forward in the right direction.

Finding Tenants

We will market and book your property across multiple online channels. These include sites like Airbnb, HomeAway, Booking.com and other popular booking websites. Some properties may be listed on other niche sites as well.

Tenant Services

Once we have a tenant in place we'll handle every issue that will arise. From midnight emergencies to regular maintenance, we make sure your property is well taken care of. Our cleaning team will make sure your property is sanitized between bookings as well. 

Financial Accounting

We will collect all the fees required from your tenants for the booking. Then we will pay all the overhead, booking fees and taxes. Your proceeds are then direct deposited into your bank account. All of this is done electronically to streamline the process and provide detailed reports of your money.

Collect Basic Information

We will need to collect some basic information about the property and the owner. We will send you an online or paper form with all the required fields. 

Fair Market Rent

We will run a comprehensive rent analysis to determine the fair market rent for your property. 

Property Evaluation

We will conduct a evaluation of the property to determine if there are any repairs to be made before showing to potential tenants. 

Management Agreement

We will negotiate a comprehensive Management Agreement to ensure clear expectations between our firm and the owners

Finding the Right Tenant

Marketing Your Property

We will market your property across multiple online sites using professional photos. Each of these sites will sync with our calendar to eliminate the possibility of double booking. This maximizes your potential and minimizes your efforts. 

Bookings

We will collect all of the fees and taxes due at the time of booking. Cancellations or refunds will be handled according to the guidelines you set.

Security Deposits

You set the amounts you would like to collect for security and other fees. We will hold these funds until the unit has been inspected for damage and then release them to the tenant. 

Tenant Services

Tenant Communication

We will transmit all of the information the tenants needs about accessing the property before check in. Including parking and rental rules. Your tenants will communicate directly with us about any questions they may have.

Move In and Move out Inspections

Our team will inspect your property before and after each rental. This allows us to hold tenants accountable for damages or other issues

24/7 Emergency Line

We will provide a 24/7 Emergency Line for your tenants to report emergency maintenance issues.

Owner Services

Rent Collection

We collect all of your rents electronically. This provides payment confirmation and clear records of all payments.

Owner Payment

Our owners are paid through electronic distributions directly to you bank account. No waiting for checks in the mail.

Return Guests

We maintain a database of your previous renters and those who rent properties similar to yours. This database is used to market directly to potential tenants and increase the properties income potential. 

Cleaning Services

Our clean team will keep your property sparkling clean and sanitized.

Maintenance Coordination

 With our full management solution we will handle all of the maintenance issues that will arise with your property.
